    One of the most common questions we get from expats is: "What documents do I need for a mortgage in 2026?" This comprehensive checklist covers everything you'll need, organized by employment type.

    Documents Everyone Needs

    Regardless of your employment situation, you'll need these basic documents:

    Identification

    • Valid passport (all pages with stamps/visas)
    • Residence permit (for non-EU nationals) - see our EU vs Non-EU guide
    • BSN (Burger Service Nummer)

    Address & Registration

    • Recent extract from the BRP (municipal registration)
    • Proof of current address (utility bill or rental contract)

    Financial Overview

    • Bank statements from the last 3 months

    • Overview of any existing debts or loans

    For Employees with a Permanent Contract

    If you have a permanent Dutch employment contract (vast contract), you'll need:

    • Employment contract
    • Last 3 payslips
    • Annual statement (jaaropgave) from the most recent year
    • Employer declaration (werkgeversverklaring) - we provide the template

    For Employees with a Temporary Contract

    • Current employment contract showing end date
    • Previous contract(s) if you've been extended
    • Letter of intent from employer (if available)
    • Last 3-6 payslips
    • Annual statement (jaaropgave)
    • Employer declaration

    For Self-Employed (ZZP/Freelancers)

    • Chamber of Commerce (KvK) registration
    • Annual accounts for the last 2-3 years
    • Tax returns (aangiften) for the last 2-3 years
    • Provisional tax assessments (voorlopige aanslagen)
    • IB60 forms (income verification from the Belastingdienst)
    • Accountant's statement (if applicable)
    • Overview of current contracts/clients

    For 30% Ruling Holders

    • Official 30% ruling decision letter from Belastingdienst
    • Payslips clearly showing 30% ruling application
    • Employment contract referencing the ruling

    Property-Related Documents

    Once you have an accepted offer, you'll also need:

    • Valuation report (taxatierapport) - arranged by the lender
    • Building inspection report (if applicable)

    Tips for Gathering Documents

    • Start gathering documents early—some take time to obtain
    • PDF format is preferred; ensure documents are clear and complete
