How Brexit Changed Things
Before Brexit, UK citizens had the same mortgage rights as any EU national. Since January 2021, British citizens are treated as non-EU applicants, which means:

Protected Pre-Brexit Residents
If you were legally resident in the Netherlands before January 1, 2021, you're protected under the Withdrawal Agreement and maintain most EU-style rights, including easier mortgage access.
Residence Permit Requirements
Post-Brexit UK citizens need a valid residence permit to get a mortgage. Banks accept:
- Withdrawal Agreement residence document (for pre-Brexit residents)
- Highly Skilled Migrant (HSM/kennismigrant) permit
- EU Blue Card
- Intra-Corporate Transfer permit
- Regular work permit with 6+ months remaining
UK Income & Pension Considerations
If you have income sources from the UK, here's how they're treated:
UK Rental Income
Counted at 70% of net rental income, same as Dutch rental income. Must provide UK tax returns and rental agreements.
UK State Pension
Counted as income but may require proof of continued eligibility and currency conversion considerations.
UK Private Pension
Can be counted if you're close to withdrawal age. Banks may discount the value due to currency risk.
Existing UK Property & Credit History
UK Property You Own
If you own property in the UK (even if rented out), Dutch banks will consider it when assessing your application. They'll look at:
- Outstanding mortgage balance
- Monthly payment obligations
- Equity position (may count as assets)
UK Credit History
Dutch banks don't have access to UK credit files, which is both good and challenging:
- Past UK issues won't follow you
- Good UK history doesn't help either
- You start fresh in Dutch BKR system
