- Guaranteed mortgage approval (final decisions rest with lenders)

Our mortgage calculator and other tools provide indicative estimates only. Results are based on general Dutch mortgage rules and may not reflect your specific situation or individual bank policies. Always consult with an advisor for personalized guidance.
Intellectual Property
All content on this website—including text, images, calculators, and design—is owned by Expat Mortgage Pro B.V. You may not reproduce, distribute, or commercially use our content without written permission.
User Conduct
You agree not to:

- Attempt to access systems without authorization

4. Advisory Services Agreement
When you engage our advisory services, we enter into a separate Advisory Agreement that details:

- Cancellation policy
The Advisory Agreement takes precedence over these website Terms for matters relating to advisory services.
5. Fees
Our advisory fees are communicated upfront before you engage our services. Typical advisory fees range from €2,000-€4,000 depending on complexity. Fees are payable upon successful mortgage completion unless otherwise agreed.
Initial consultations are free of charge and without obligation.
6. Limitation of Liability
To the extent permitted by law:
- We are not liable for losses arising from decisions made based on calculator results or general website content
- Our liability for advisory services is limited to our professional indemnity insurance coverage
- We are not liable for lender decisions or mortgage terms offered
- We are not responsible for third-party website content linked from our site
7. Professional Standards
We are bound by:

- Kifid dispute resolution procedures

11. Governing Law
These Terms are governed by Dutch law. Disputes will be submitted to the competent court in Amsterdam, unless Kifid mediation applies.
