Key Considerations for New Arrivals
Your Nationality Matters
EU citizens have easier access to mortgages. Non-EU expats can absolutely get mortgages but need valid residence permits.
Employment Type Matters
Permanent contracts are ideal. Temporary contracts work too, especially in skilled sectors. Self-employed need more history.
Bring Your Savings
While you can borrow 100% of the property value, you'll need savings for buying costs (notary, taxes, valuation) which are 4-6% extra.
The 30% Ruling Advantage
If you qualify for the 30% ruling, your higher net income makes mortgage payments more affordable—though it doesn't directly increase borrowing capacity.
