    What is NHG (Nationale Hypotheek Garantie)?

    The Nationale Hypotheek Garantie (NHG), or National Mortgage Guarantee, is a Dutch government-backed guarantee scheme that protects both homebuyers and mortgage lenders. It is managed by the Stichting Waarborgfonds Eigen Woningen (WEW), an independent foundation established in 1993.

    When you take out a mortgage with NHG, the foundation guarantees your mortgage to the lender. This means that if you can no longer pay your mortgage due to circumstances beyond your control — such as involuntary unemployment, divorce, disability, or the death of a partner — and the sale of your home doesn't cover the outstanding mortgage, NHG will cover the remaining debt. You won't be left with a restschuld (residual debt).

    Because the lender faces less risk with NHG, they offer a lower interest rate — typically 0.1% to 0.4% less than a non-NHG mortgage. Over a 30-year mortgage term, this can save you tens of thousands of euros. The NHG was created to promote responsible homeownership and provide a safety net for Dutch homeowners, including expats who purchase property in the Netherlands.

    Primary Residence Only

    NHG is only available for your primary home (hoofdverblijf). Buy-to-let and investment properties do not qualify.

    Can Expats Get NHG?

    Yes — NHG is available to everyone who buys a home in the Netherlands, regardless of nationality or how long you've lived in the country. There is no minimum residency requirement. Whether you're an EU citizen, a highly-skilled migrant, or hold any other valid residence permit, you can apply for NHG.

    The key requirements are employment-based: you need a valid employment contract (permanent or temporary with intention letter) or at least 3 years of self-employment history. Expats with the 30% ruling can fully qualify — the ruling doesn't affect NHG eligibility.
