    How to Calculate Your Mortgage in the Netherlands

    Dutch banks use strict, government-regulated lending norms to determine how much you can borrow. Understanding these rules helps you prepare — whether you're a Dutch citizen or an expat buying your first home.

    The 4.5× Gross Income Rule

    As a rule of thumb, Dutch banks allow you to borrow roughly 4.5 times your gross annual income. The exact multiplier varies by interest rate and lender.

    • Self-employed: based on 3-year average profit

    Dual-Income Calculation

    NHG Limit 2026: €450,000

    The Nationale Hypotheek Garantie (NHG) is available for mortgages up to €450,000 in 2026 (€477,000 with energy-efficient improvements). The one-time premium is 0.6 % of the mortgage amount, typically earning you a 0.15 – 0.3 % lower interest rate.

    Transfer Tax 2026

    The standard transfer tax (overdrachtsbelasting) is 2 % of the purchase price. First-time buyers aged 18 – 35 purchasing a property up to €525,000 to live in themselves pay 0 % — saving up to €10,500.

    Energy Labels & Extra Borrowing Capacity

    Properties with a good energy label (A or higher) or planned energy-efficient renovations allow you to borrow extra on top of the standard income norm.
